Down Sizing
Are you ready to downsize to a smaller home?
Many empty nester raised their family in their home but sometimes realize the space is no longer aligned with their lifestyle. Perhaps you live in another location part of the year, are looking for a home where you can walk to amenities or your house has become more work that you care for. What ever your reason, I know this is a very big and emotional decision and will be happy to coach you through it.
Why downsize?
- Less bills – a smaller home means less heating cost, mortgage payments and property costs.
- Freed up cash – savings or equity allows you to use the cash freed up on other things
- Reduced maintenance – Less space means less upkeep. So you can spend less time cleaning or fixing and more time doing what you enjoy.
Some questions to consider:
- Where do you want to live and why: near kids, amenities, activities etc?
- What will you do with all your things: Storage, donate or keep?
- What is important to you: space to entertain, garden, low maintenance etc?
Up Sizing
You have a home but it just doesn't meet your needs any more. Your needs or family have grown and you need the right space to do it. When upsizing a home, you will also bi increasing your costs in mortgage, bills and maintenance. So there is a lot to consider which we can discuss.
Things to consider
- Can you afford to keep your current home when you upsize? There are a lot of associated costs when buying and selling including lawyers, realtors, inspectors etc. Perhaps keeping your current home as a rental property makes sense?
- Is your current mortgage portable? What are the associate costs.
- Will you need a mortgage helper?
- Is it in a good area for the kids?
- How many years will you live there?
