Why am I taking a pay cut? I am doing this because it creates less confusion for sellers and I strongly believe I can still be compensated fairly for my professional work using this model. Many believe a Flat Fee model is a more just way to help sellers save money and help alleviate rising housing cost issues. I do hope other realtors® may follow this model without sacrificing service. A Flat Fee model has gained popularity in the US, Europe and Australia in recent years.


All the standard listing services plus a few bonus services are always included in one flat fee, there are no hidden fees. Services include:


  1. Comparative Market Analysis (CMA):  Using tools available to me as a licensed realtor, I will conduct a comprehensive CMA to determine the market value of home.
  2. Listing the property on the MLS:  MLS is a database of properties for sale that is typically used by real estate agents and potential buyers. MLS listings  are pushed to all indexed sites including  realtor.ca, REW.ca and almost all Realtor listing websites. MLS increases a property's exposure and the chances of finding a buyer.
  3. Comprehensive Marketing Package:  Photos, videos and social media to showcases the best of your home!  Plus signs and digital distribution among my massive realtor network.
  4. Soft Stage: All of my properties undergo a soft stage to ensure they show their best to potential buyers.
  5. Open Houses: We will host open houses to showcase the property to potential buyers.
  6. Negotiating offers: Once an offer is received, I will assist with negotiating the terms of the sale.
  7. Providing guidance throughout the selling process:  Guidance and advice throughout the selling process, including pricing the property, preparing the property for sale, title search,, coordinating inspection and completing the necessary legal paperwork.

Current Fee Model

Seller typically pay both (1) buyer agent and (2)listing agent fees in BC.


MY FLAT FEE MODEL is simple, transparent and will save you thousands on Listing Agent fees!


1. Listing Agent Fee:  Fixed fee of $6,000+ for homes under $1m, $1-2m at $10,000+ for homes $1-2m and

$14,000+ for homes over $2m, plus GST .

 This flat fee model is simple and will save you thousands on fees!


2.  Buyer Agent Fee:  Approx. 3.125% on the first $100,000 of the home price and 1.1625% on balance, plus GST.

When selling your home, one of the hardest things is deciding on price.  It is good to note that what you think your home is worth may not be what the market prices your home at. That is why it's important to hire a professional who will price and market your property right the first time. If the price is too high buyers may not come and your home will be on the market longer. Sometimes a home that sits on the market too long causes a negative bias.  The secret to getting the most money and the quickest sale with the fewest problems is to price your home properly, from the start. The facts are available and they are clear and convincing.

Getting your Vancouver home ready to sell

You only get one chance, so be sure to spend the time to get your home ready to sell. First, you will want to declutter and depersonalize your Vancouver home so that buyers can picture themselves living there. Next you should attend to deferred deficiencies such as leaky taps, paint touch ups, roof repairs etcetera. Then it's time to start boxing up décor or unneeded items that will be going to the next home with you. Now you should do a soft stage or hire a stage so your home looks it's best! Work on the street appeal, have it cleaned spotless and ensure there are no bad odors prior to your open house or showings.

  1. Declutter (even your closets), detail clean and stage: You want your home to show it's best. Please review my staging checklist.
  2. Curb Appeal - you bet potential buyers will drive by the second your listing hits MLS. So let's walk your exterior to see how we can add more appeal.
  3. Web Appeal:  To look its best online, your home needs to look its absolute best when the listing photos and videos are taken. 
  4.  Ensure your home is ready for launch:  Homes receive 4x the traffic in their first two weeks.  
  5. Be ready 24/7: Your home needs to be ready to show  all the time.  You must be vigilant to  keep your home clean constantly.
